Having a home inspection before buying a home is a very important part of the home-buying process, and will be a contingency in your purchase contract with the seller. Even though sellers in California are obligated to disclose defects they’re aware of, most homeowners don’t crawl underneath their homes on a regular basis to check things out, and unless they’ve been trained, won’t recognize conditions that could be problematic. An inspector, or appropriate contractor, should look for malfunctions in major systems such as the roof, HVAC, plumbing, waste lines, foundation, and check for termites which are common in our area.
